Condo-Hotel Litigation Support

Stellarum* was retained by Greenberg Traurig to estimate damages for a condo-hotel, in the event that the client was found guilty of violating disclosures in the sales process for the hotel condominium units. The calculation involved estimating the then-market value in 2012 of 26 units that individuals had purchased from the developer in 2008. The damages were the differential between the 2008 sales price (before the onset of the Great Recession) and the market value of each individual unit in 2012 when the case came to trial. Values were extrapolated from other hotel-condominium sales as well as via the Income Approach, based on the rental program results after deducting the HOA dues, taxes, and insurance for the units.
