Brand and Operator Selection
For developers that have not yet selected a brand or operator, Stellarum can assist in finding the best match. Since franchisors most often require that the operator be approved in advance, it is best to do this in tandem, if the developer is not to operate.
South Park Dual Branded Hotel
Stellarum* was retained to assist the developer of a mixed-use project to determine if and what type of hotel should be included in the 2-tower, mixed-use development near the Los Angeles Convention Center. After recommending the optimal key count and positioning, and preparing cash flow forecasts, we were retained to conduct a competition among the appropriate brands for a 325-key dual branded hotel. We were also retained to select a hotel operator that would be acceptable to the ideal brands, and which would be willing to enter into a collective bargaining agreement, as would be required by the City of Los Angeles. A combination of a select-service and extended-stay brand was selected, and Stellarum* assisted in the franchise agreement negotiations. Stellarum also assisted in the negotiations for the term sheet and technical services agreement with the prospective operator.
